Hi, I’m Vladimir Westbrook. I’ve been a licensed real estate broker in Silicon Valley since 2015, and I lead the Westbrook Group at Coldwell Banker Realty in Los Gatos. Over the last 10 years, I’ve helped hundreds of families buy and sell across the South Bay Area — Campbell, Los Gatos, Saratoga, San Jose, Mountain View, Sunnyvale, and the broader Peninsula.

Why I built BlockMatch

Honest answers, not algorithm answers

Most buyers start their neighborhood search on Zillow or Redfin, scrolling through school ratings and “walkability scores” generated by algorithms that have never driven down the street. The problem is those tools are built to sell ads, not to tell you that the cute neighborhood with the 9-rated school also backs up to a freeway, or that the “up-and-coming” area has been “up-and-coming” for a decade.

I built BlockMatch because I’ve spent the last decade answering the question buyers actually care about: where should I live? Not which house — which neighborhood. Every profile includes honest caveats. Every match acknowledges trade-offs. I built this for the kind of buyer I want to work with: someone who’s informed, honest about their own constraints, and willing to trust a broker who’ll tell them when a neighborhood isn’t the right fit — not just the one with the highest commission.

How I work with clients

When you reach out, we start with a conversation — not a sales pitch. I want to understand what you’re actually looking for, what you can realistically afford, and what trade-offs you’re willing to make. If BlockMatch already narrowed it down, great — we start there. If not, I’ll walk you through neighborhoods based on what I know from being on the ground, not what an algorithm guesses.

Once we’re touring homes, I’ll tell you what I see — including what’s wrong with a property. If the foundation has issues, I’ll say so. If you’re overpaying, I’ll show you why. I don’t sugarcoat to close a deal.

When it comes to listings, I negotiate aggressively. One of my Saratoga listings in Quito Village set the neighborhood’s record for price per square foot — a $4.7M custom home — because we built a strategy around it rather than just listing it on the MLS and waiting. I bring the same intensity when I’m representing a buyer.

I don’t disappear after the offer is accepted. You’ll hear from me at every stage of escrow, and I’ll flag problems before they become surprises.

I also turn away clients who aren’t a fit. If your timeline doesn’t make sense, if your expectations don’t match the market, or if you need a different type of agent, I’ll tell you — and I’ll refer you to someone better suited. I’d rather lose a commission than waste your time.

My personal specialty is the west side of Santa Clara County, where I live and work every day. I’ve been recognized as a Coldwell Banker International President’s Circle recipient in both 2024 and 2025, placing me in the top 5% of Coldwell Banker agents worldwide. I’m strongest with buyers and sellers in the $2M–$3M range across San Jose, Campbell, Saratoga, Los Gatos, Mountain View, and Sunnyvale. I work particularly well with move-up buyers — people selling a starter home and buying their first luxury property — because that’s a two-part transaction that requires strategic coordination on both sides.

If you need an agent for a market I don’t cover well — East Bay, Sacramento, or outside the Bay Area — I’ll connect you with someone I trust rather than stretch into territory I don’t know.
