Living in Evergreen
Evergreen is San Jose's answer to the "I want good schools, a newer house, and a family-friendly neighborhood but can't afford Cupertino" question. The Evergreen School District has a well-established reputation, and the homes — many built from the 1980s onward — tend to be larger and more modern than what you'd find in Willow Glen or Cambrian at similar price points.
The neighborhood climbs into the foothills of East San Jose, giving many homes valley views and access to open space. Silver Creek Valley Country Club anchors the upscale end with gated golf-course communities, while the broader Evergreen area offers more accessible single-family homes and townhomes. The Evergreen Marketplace, Eastridge Mall, and a range of ethnic dining (particularly Vietnamese and Chinese) give the area solid everyday amenities.
Evergreen has been holding value better than many San Jose neighborhoods in the 2025-2026 market reset, with prices down only about 3% year-over-year compared to larger drops in central and south San Jose. The tradeoff: commutes to the west-side employment centers (Cupertino, Mountain View) run 35-50 minutes, and the neighborhood lacks a true walkable downtown.
A day here
Your teenager sleeps. You don't. You take the dog up into the Evergreen foothills where the fire road climbs to a spot that looks back over the whole valley — Diablo Range on one side, Mount Umunhum on the other — and you're back before anyone else in the house is dressed. Breakfast is pho at a place on Aborn that's been your Saturday ritual since your oldest was in middle school. Your younger comes. Your older one declines. You don't fight about it. Midday is your teenager's water polo scrimmage at Evergreen Valley's pool; the bleachers are mostly parents you've known for six years. After, your daughter wants boba on Quimby and her friend's mom drives, so you get an hour back. You spend it at Lake Cunningham walking the path and half-watching a wedding set up near the picnic area. Late afternoon, your older kid emerges and you convince her to go to Costco with you because she knows how to work the self-checkout faster than you do. Dinner is Chinese takeout the whole family agrees on. Evening, your teenagers disappear into their rooms. Your partner and you sit on the back patio with the sliding door open. The hills have that last-light thing going on. This neighborhood is quiet in a way you didn't know you wanted when you bought here.
