The Heritage District is the residential crust around Sunnyvale's Murphy Avenue downtown — officially designated by the city, and unusually layered for a South Bay neighborhood. One block is Spanish Revival bungalows from the 1920s; the next is postwar California ranches; the next is a 2010s townhome row; the next is a mid-rise apartment over retail. Median year built is 1950, but teardown-and-rebuild activity is steadily updating the housing stock, so what you see on any given block depends on who's been selling lately.
The location is the pitch. Murphy Avenue's restaurants, bars, and weekly farmers market are all walkable; the Sunnyvale Caltrain station sits at one end of downtown. A decade of city investment in the core has paid off — Sunnyvale is one of the most active dinner-and-weekend destinations in the South Bay again. Sutter Health's main campus is close, and 101, 237, and Lawrence Expressway put LinkedIn, Yahoo, Apple, Google, and dozens of other tech employers within a 15-minute drive.
Pricing varies more than in most neighborhoods because the housing does: contemporary townhomes start around $1M, midcentury single-family homes run $1.5M-$1.8M, larger remodeled or newer single-family can reach $3M+. Median sits around $1.6M. Schools are Sunnyvale School District for elementary and middle with Fremont Union for high school — solid, not Cupertino-tier, and worth verifying by specific address. For buyers who want walkable downtown access without Old Mountain View's price, Heritage District is the quieter alternative.
