Limited walkability, car-dependent for everything outside the community. Less prestige than Bay Area luxury neighborhoods. Recent market softness has hit luxury harder than mid-tier.
Long commute to Silicon Valley employers, 45-75 minutes to Cupertino/Mountain View in traffic. Schools are solid but not top-tier. Summer heat is notably higher than the central valley. Further from major cultural amenities (concerts, museums). Limited walkability outside the downtown core. Can feel isolated during winter months.
